Feasibility Studies

We help you assess the viability of a construction or investment before you commit capital to detailed design or purchase costs.

Our team can prepare estimated construction costs with as little information as the building location, approximate size and intended use. You do not need drawings to get a usable number — a site address and a schedule of accommodation is often enough to tell you whether a scheme is worth pursuing.

We have extensive experience working with developers, and we understand that a feasibility number has a different job to a tender estimate. It has to be quick, honest about its own accuracy, and clear about what has been assumed. We tell you which parts of the figure are firm and which are provisional, so you know where the risk sits before you spend on design fees.

What you receive

  • An order-of-cost estimate benchmarked against comparable projects
  • A clear statement of every assumption and exclusion behind the figure
  • Rate-per-square-metre analysis so you can test the scheme against your appraisal
  • Allowances for abnormals, contingency and professional fees where appropriate
  • Optional sensitivity ranges, so you can see best and worst case side by side

When to use it

Before you buy a site, before you appoint a design team, and whenever a scheme changes enough that the original appraisal no longer holds. A feasibility study costs a fraction of the design fees it might save you.

If you are working from a published rate per square metre at this stage, it is worth knowing what those figures do and do not cover — we have set out how to get from a build cost per square metre to a real budget, and why the headline rate is typically 20–30% short.
